Landlord/Home Owner Gas Safety Certificate |
In 1996 the government made it law that all landlords/home owners who rent part, or all of a property, must have all gas appliances and pipe work checked and certified every 12 months to prove that the appliances met the gas safety standards. This applies to all gas appliances including those that are used to cook and heat in the property.
S J Thompson Builders Ltd carries out gas safety inspections and are able to provide the corresponding certificates for landlords once the appliances have been checked and passed.
What does a Landlord/Home Owner Gas Safety Inspection involve?
A certified Gas Safe Registered (formally Corgi) engineer will check the following during a landlord gas safety inspection:
An appliance cannot be deemed as having been checked until all of the above has been completed.
Once all the checks have been completed and passed the landlord will be issued with a gas safety certificate. A copy of the safety check record or certificate must be given to the new tenant before the tenant occupies the premises, Also a copy of the new record must be given to the existing tenant within 28 days of the check. We will schedule a return to the property every 12 months to keep the gas safety certificate up to date.
